What are the move in and move out dates?

All leases at Aspire San Marcos begin on August 1st and end on July 15th. At this time, Aspire San Marcos does not offer short-term leases.

What is an installment?

Your contract is based on a total amount for the lease term that is divided into 12 equal installments for convenience. Your first installment will be due before picking up your keys move in day and the last on July 1st unless you choose to renew and stay at Aspire San Marcos for another year. Due to this, July rent is not prorated.

When is rent due?

Rent is due on the 1st of the month and late on the 4th of the month. You will begin receiving late fees on the 4th of the month.

What is the cancellation policy?

Although we don’t want to see you go, Aspire San Marcos offers a relet process that allows you to find a replacement resident to take over the remainder of your lease contract. Once the new lessee is fully approved, your agreement will be terminated with a relet fee.

What is included in rent installments?

Premium Wi-Fi internet, fully furnished units, full-sized washer and dryer, wall-mounted Smart TV in living room, access to on-site amenities, and attentive, on-call staff are all included.

What is not included in the rent installments?

Electricity, water, and cable services is not included. Water and electricity are sub-metered and billed monthly through your Resident Portal with your rent installments.

Are the units furnished?

Yes! Each living room will be furnished with a couch, chair, coffee table, end table, Smart TV, and bar stools. Each bedroom will include a full-size memory foam mattress, headboard with 4 dresser drawers, desk, and desk chair. There will be some variations in the couch size and number of barstools based on your specific floor plan. Studios do not include bar stools.

When does leasing begin for Fall 2026?

Aspire San Marcos is actively leasing for 2026-2027 and spaces are filling fast. Aspire will begin leasing for fall 2027 this fall.

What is the application process?

On our website, go to “Lease Now” and select your favorite floor plan. You will fill out the application all about YOU. You will have the option to add parking, pets, and a guarantor during this process. Once the application is completed, the lease with be automatically generated for you to electronically sign. If you have added a Guarantor, they will be sent a separate email to fill out their application and sign the Guarantor Agreement. We will then begin your screening process and communicate any further questions we may have.

Do I need a Guarantor/co-signer?

Yes, we do require a Guarantor to qualify to live at Aspire San Marcos. If you are unable to add a Guarantor who meets the requirements.

Is there an application fee?

Yes, there is a $50 application fee that is applied to your account after you have been approved. This is due prior to your move in date.

Do I have to sign my lease in person?

No! Our entire application and lease process can be completed in the comfort of your home from any device.

Do you offer roommate matching?

Yes! Roommate matching is very popular in our community. We take this process seriously, so you can be comfortable in your home. On our application, you will answer our in-depth personality questions so we can best match you with your future roommate and friend!

Is a guarantor required to apply for housing?

​Yes. All applicants are required to have a guarantor. A guarantor is an individual who signs a Guaranty Agreement and assumes financial responsibility under the Lease Agreement. Most applicants select a parent or guardian to serve in this role.

May an applicant act as their own guarantor?

​Yes. An applicant may serve as their own guarantor if they meet specific qualification criteria. The applicant must demonstrate a gross annual income of at least three (3) times the total rent amount stated in the Lease Agreement, possess qualifying credit history, and have maintained current employment for a minimum of one (1) year prior to submitting the Housing Application.

What documentation is required to qualify as a self-guarantor?

​Applicants acting as their own guarantor must provide proof of income. Acceptable documentation includes two (2) recent pay stubs (or four (4) if paid weekly), two (2) most recent bank statements, a financial aid award letter, I-20, tax records, or applicable court documents.

Do you offer on-site parking?

Yes, we offer Reserved Parking in a gated, 4-story garage for $150 per month. Parking does fill up quickly each year, so we have partnered with the Premium Parking lot located on the corner of N. Guadalupe and E. Hutchinson St. to offer additional parking for $90 (plus tax) per month. The Premium Parking lot fees are paid directly to the Premium Parking lot.

Where can my guests park?

We have a limited number of guest spaces located in the garage off N. LBJ along with 2-hour city parking around Aspire building.

Do you tow?

Yes, we will tow vehicles (at the owner’s expense) if they are not parking in the correct Reserved Parking space or if they are illegally parked.

Do you have electric vehicle charging stations?

We have 4 EV charging stations located in the garage for our residents to use. The cost is $0.13 per kWh.

Can I park in the retail spaces?

No, the Target parking is for Target patrons only. You or your guests will be towed if you are not in Target.

How do I pay my rent installments?

Rent will be paid through the Resident Portal. We accept e-check, credit/debit card, and Money Gram. You can set up a one time payment or monthly recurring payments. There will be a processing fee based on the form of payment that you choose. You may also provide a check, money order, or cashier’s check to the office.

How do utilities work?

Our utilities are hassle free! No set up or deposits required. Electricity and water are sub-metered and billed monthly through your Resident Portal. This amount will be applied to your account and paid with your monthly rental installments.

How does trash pick up work?

Our partner, WeDoTrash, will pick up your trash every night. Here’s how it works—you will set the trash can we provide you outside on your pickup day (as early as 5:00pm). Your trash must be bagged and tied to be picked up. All boxes must be broken down. Trashcans need to be brought back into your unit by 9:00am the next morning. We also have trash chutes available on each floor if you have additional bags of trash.

Where do I enter maintenance requests?

Aspire’s maintenance team is here to help! If you have any maintenance concerns, you can enter a work order request through your Resident Portal.

What do I do if I have an after hour emergency?

Our after-hours team is here for your maintenance emergencies. Emergencies include: Water leaks or overflowing water from a tub/shower/sink/appliance AC goes out and it is over 85 degrees outside. Heater goes out and it is under 55 degrees outside Apartment lock out (bedrooms not included) Please contact our 512-975-4321 and we can direct you to the proper team member for your emergency. Any medical emergencies, criminal activity, or fires that take place, contact 9-1-1 immediately before contacting the property.

What are the amenity hours?

All our amenities, except our pool deck, will be open 24/7. We understand that college students are busy during the day, so you can enjoy our state-of-the-art fitness center, study café, and more whenever your schedule allows! The pool deck hours are 9:00am – 10:00pm.

Do you allow pets?

We love our furry residents! We understand your pets are part of your family, which means finding a home that welcomes all of you! Although we require pets to be at least 1 year of age, we do not have a weight limit. Please get in touch with the office at 512.975.4321 if you have any questions about our breed restrictions.

What if I am having an issue with my roommate?

The Aspire Management team is here to support you. If you're experiencing challenges with your roommate, we’re happy to listen and help guide the conversation toward a peaceful resolution. We also offer roommate mediation to help everyone come to a mutual understanding and maintain a positive living environment.

Can I transfer apartments?

Yes, apartment transfers are possible based on availability. If we have another unit open that meets your needs, we’ll be happy to assist with the transfer process. Please note that a $400 transfer fee applies.

How do I use my key fob?

You will receive a red key fob upon picking up your keys. This will be used throughout the community including the elevators, common areas, and your unit. Simply place the fob on the reader and wait for the light to turn green. You also have the option to add Bluetooth access through your phone. Download the JustIN mobile app. Enter your phone number. Contact the office to register your device. A key will pop up in the app to be used the same way as the fob.

Where do I pick up my mail and packages?

At Aspire San Marcos, we offer a package locker system for 24/7 package pick up access. You will register with Parcel Pending with a one-time $5 fee. Delivery drivers will place your package in a locker and an access code will be texted to you. If a package will not fit in the lockers or the lockers are full, the package will be brought to the Leasing Office. You will also have a dedicated mailbox where your mail and smaller packages will be delivered.

Where does the bus pick up for Texas State?

Due to our location just steps from Texas State, we are not on a campus bus route. If your classes are located further than you wish to walk, we are conveniently located across the street from Texas State’s Shuttle Route 14 (Campus Loop). Shuttles leave every 10 minutes from Wood St at The Arch.

Do I need to purchase a meal plan?

Aspire San Marcos does not provide meal plans for residents. Each resident has a fully-equipped kitchen, allowing them to make some of their favorite dishes at home anytime. We are also steps away from various dining options such as Chipotle, Taco Bell, Italian Garden, and much more!

How do I pay my student’s rent installments?

Just like your student, you have access to your own Resident Portal. Sign in using the Guarantor’s email and password you set up during the application process. Go to payments, select Pay Now, add New Payment Method or select an exiting payment method, Submit Payment. You can also set up auto-payments from this section.

Can I pay in full?

You can pay your rent installments early or in full. Please be advised a credit will sit on the resident’s account and the installments will be pulled out each month. Remember to include any additional monthly fees such as parking, pets, or storage. Utilities will vary based on usage, so we recommend adding an additional amount to cover this cost or you may have a balance at the end of the lease term.

How can I visit my student?

We know it can be hard leaving your loved one at school, and we know you may want to visit them throughout their time at Aspire. Aspire San Marcos access is limited to residents with a fob. The fob is required to enter the building, use the elevator, and enter their unit. We are only able to give primary leaseholders a fob to their apartments. Your student will need to accompany all guests while in the building.

What if my student is having trouble with a roommate?

The Aspire Management team is here to support you and your student. If they are experiencing challenges with their roommate, we’re happy to listen and help guide the conversation toward a peaceful resolution. We also offer roommate mediation to help everyone come to a mutual understanding and maintain a positive living environment.

What is typically included in the monthly charges on my student’s account?

Each month you will be able to see a breakdown of charges on the ledger through the Resident Portal. Typically, each month will include: Monthly Installment, Utilities, Additional Fees (Parking, Pet Rent, Storage, etc.), Situational Fees (Lock out, Property Damage, Lease Violations, etc.).

Why am I paying a full month of rent in July if move out is July 15th?

Great question! We take the total value of the apartment and split it into 12 equal installments. This considers the shortened month in July.

Is a guarantor required for my student’s lease?

​Yes. All applicants are required to have a guarantor. A guarantor is an individual who signs a Guaranty Agreement and assumes financial responsibility under the Lease Agreement. Most applicants select a parent or guardian to serve as their student’s guarantor.

What does a guarantor agree to when signing the Guaranty Agreement?

​A guarantor agrees to assume financial responsibility for the lease in the event that the student is unable to fulfill their obligations under the Lease Agreement.
